Fall is the perfect time to begin planning and acting upon house projects that can boost the value of your home. Fortunately, not all worthwhile updates have to cost an inordinate amount of money. There are many economical actions that you can take to improve the value (and appearance) of your house. It is easy to forget about one of the physically smallest components of a room; however, lighting dictates the mood and ambiance of the house. Overly bright overhead lighting can be anxiety-provoking while insufficient illumination can create a depressing and dingy atmosphere.   

Start by replacing out-of-date light fixtures. Think about drawing attention to the unique elements of your kitchen by integrating accent lighting into the kitchen space. Finally, consider installing dimmer switches in the main rooms of the home. These will help brighten a dark room or tone-down and supplement intense overhead brightness. A change in lighting can be an inexpensive way to rejuvenate the mood of the home.

Paint

Paint is the quintessential element that can either beautify a home or leave it looking rundown or outdated. A new paint job can revitalize and refresh any room. To avoid expensive labor costs, watch some “How to Paint” videos on YouTube, crack open the paint can, and do it yourself! You do not have to paint every space in your home. Instead, focus on the high-traffic areas like the kitchen, living room, and dining room. Finally, avoid using overly vibrant colors. For a final touch on your kitchen update, consider installing a new backsplash that pairs beautifully with your new cabinetry and hardware.

A profitable landscaping project does not have to include the installation and cost of a sodded lawn, a waterfall, and a picturesque flower bed. Small updates and changes to the yard can quickly perk up your home’s curb appeal. Focus on updating and improving the lawn in the front yard by patching up bare sections with sod or grass seed and by planting semi-matured trees or perennial flowers. A clean and engaging front entrance is one of the most important (and often overlooked) ingredients to a beautiful curb—so, make sure your walkway is clean, swap out your old doormat for a new one, and finally, make your front-door look clean and attractive.
