What Is The Fair Housing Act?
The Fair Housing Act, also known as the Civil Rights Act of 1968, prohibits discrimination in the sale, rental, and financing of a house based on race, color, nationality, religion, disability, sex, and familial status. It was signed into law by President Lyndon B. Johnson over fifty years ago after many failed attempts to get the bill to gain enough support for passage.
Examples of discrimination that would be considered illegal under the law include a real estate agent refusing to show a client a house on the market because of race, a mortgage lender charging an applicant different rates based on background or the area in which they are purchasing a home, and a rental agent refusing to rent a property to a single mom with young children.
The Fair Housing Act is enforced at the federal level by the Department of Housing and Urban Development which works to protect anyone who could be discriminated against in the process of reaching their real estate goals.
