  • The number of active listings was down 28% from one year earlier and did not change from the previous month
  • The median listing price for July was over $330,000
  • The number of days on the market decreased by 40% compared to last year
  • The number of units sold decreased by 15% year over year and decreased by 5% month over month

What does this mean for you?

Buyers, this decrease in the number of active listings indicates a smaller selection of homes for you to choose from than the year before. The decrease in the number of units sold indicates a greater opportunity for buyers to negotiate better terms during the buying process. 

Sellers, the decrease in the number of active listings means there is less competition in the market. The average number of days spent on the market decreased 40% from the previous year, signaling a positive trend in the local inventory turnover rate. Sellers are able to sell their homes faster than before.
